What the Lawyer Does | |
In cases where the transaction value exceeds a certain value, both the buyer and the seller must use the services of a Greek lawyer, who must be present at the time of the signing of the Contract. The values vary in different parts of Greece. Te lawyer will charge you at least the minimum fee which is usually scaled at 1% up to €44000 and thereafter at 0.5%, dependant on how much advice you have needed. These fees are set by the Bar Association which will keep a large chunk of this fee, which they in turrn ditribute annually to all members in equal shares.
Our lawyer can also give excellent advice, as well as carrying out the Local Land Registry searches to make certain that ownership is not in dispute and that no charges against the property exist. Advice on making a Greek will, inheritance issues and other advice are all available.
Whilst you may wish to also use an English lawyer, in our experience, they will seldom have detailed knowledge about property transactions in Greece and will end up relying on the proxy services of a Greek based lawyer. This normally ends up in a slowing down of the process and double charging for the same services. However, this avenue is still open to you, should you desire.
