Contract Signing

This document must be signed in front of a Notary either by the parties in person or someone holding Greek power of attorney on their behalf. It is broken down into separate sections and will normally contain at least the folllowing details:

  • The date of execution of the contract
  • The name and address of the Notary
  • Full details of the buyer and seller and the same details of any persons appearing on their behalf on Greek power of attorney, plus the conditions of that power
  • Full details of the interpreter commissioned where the buyer or seller does not speak Greek
  • A full description of the property
  • History of ownership and possession
  • The price and methods of payment
  • A declaration of the type of property involved in the transaction and the tax levied
  • An itemised list of all certificates provided by the buyer and seller
  • A statement of truthfulness and good faith by all parties

Most signing ceremonies follow a certain procedure. The parties are identified by their passports or identity cards. The Notary reads out the purchase contract in Greek. The lawyers and Estate Agent will also be present. Any ammendments that need to be made to the Purchase Contract are agreed and made on the spot before the contract is printed out. The purchase monies are handed over. All parties and lawyers sign every page of the contract as well as the Notary's Book of Contracts. The buyer pays the Notary fees and dues.

After this signing ceremony is over, it is traditional in Crete for all parties to shake hands and then go for a raki!
